Make sure you use band lock. Your modem could be switching bands on you

Your modem is a Cat-7, your phone is most likely a Cat~20+. Not fair to compare the two.
Make sure to use a hard Internet cable connection for your speed test. This would remove WiFi from the equation.

WiFi is only half duplex also bring a whole another can of worms.

Yes. I got t-mobile home internet. Ordered it for my buddy's address & had it delivered to my address. I disconnected 2 if the internal antennas & hooked up a mimo external antenna. In side the TM Trash Can there are Qty-5 antenna wires. I "think" Qty-2 are for 5G, Qty-2 are for 4G, and Qty-1 is for GPS. The modem can be lock to a location. But TM has not done this yet. All that said I have seen claims of downloads as fast as 150 meg and as slow as about 3. Upload is always much slower then download in almost all cases. The nighthawk is AT&T’s choice of modem.
The other carriers try to blacklist it.
Not saying you can’t get to work on other carriers it’s just harder.
