Make sure you use band lock. Your modem could be switching bands on you

A good test to see if an antenna will help is bring your modem to the cell tower for a speed test. Use a good quality power inverter or better use 12v from a vehicle if you have access to one. Your numbers look pretty good not sure if an attendance going to help.

Your modem is a Cat-7, your phone is most likely a Cat~20+. Not fair to compare the two.

Make sure to use a hard Internet cable connection for your speed test. This would remove WiFi from the equation.

Would look at T-Mobile before you get too crazy with hardware.

Depending on your location you can spend much more on antennas and cabling.

There are tricks to get the t-Mobile gateway to work better.

Opening it up to add pigtails to an external antenna.

Replacing the wall wart switching power supply with a better quality power supply can help with the Signal to noise.

The problem with booster are the also Amplify the noise so you’re Signal to noise ratio sucks.

Would be better to put your money in good quality cables and antennas.

Just a thought, are you using WiFi for you testing?

If so replace with good quality ethernet cable cat-6/cat-7

WiFi is only half duplex also bring a whole another can of worms.

Also have you tried a different computer could be your operating system.

Maybe DNS server settings.

In side the TM Trash Can there are Qty-5 antenna wires. I "think" Qty-2 are for 5G, Qty-2 are for 4G, and Qty-1 is for GPS. The modem can be lock to a location. But TM has not done this yet. All that said I have seen claims of downloads as fast as 150 meg and as slow as about 3. Upload is always much slower then download in almost all cases. Hopefully AT&T is an option for you.
The nighthawk is AT&T’s choice of modem.

The other carriers try to blacklist it.

Not saying you can’t get to work on other carriers it’s just harder.

What talk with AT&T and see if you can get 100 gig of data for $50 deal.
